Inspection INsight Pics: Structural Elements and Attic SPace

Straight to the Point: What We Look for in the Structure and Attic

Straight to the Point: What We Look for in the Attic and Structure

It’s not always what you see that matters most—it’s what’s holding everything up. At Arrow Home Inspections, we go straight to the point by evaluating the structural and attic components of your home, because framing, support systems, and what’s hiding above the ceiling can reveal major clues about stability, moisture, and future repair needs.

We visually inspect beams, joists, posts, attic framing, insulation, and roof sheathing. From poor insulation or ventilation to cut trusses and wood rot, we’re looking for anything that compromises support, energy efficiency, or long-term safety.

Top Structural + Attic Issues We Find Again and Again

Framing & Support

  • Cracked or cut trusses, which compromise roof stability

  • Joists or beams with signs of sagging, decay, or insect damage

Attic Conditions

  • Missing or disturbed insulation, reducing energy efficiency and comfort

  • Blocked or inadequate attic ventilation, causing heat buildup or moisture retention

  • Bathroom or kitchen vents exhausting into the attic, a major cause of mold and decay

Sheathing & Wood Damage

  • Sagging or stained roof sheathing, often from old or active leaks

  • Rodent or pest damage, including chewed wires or insulation

  • Surface mold or moisture staining, often found in poorly ventilated attics or crawlspaces
